First I would like to thank Melody and Stephanie for working so hard to get me into my house. These ladies didn't give up like most people do,I can't thank them enough for what they've done. I love my new home as well as my kids. Thanks A1 Properties

I moved to KC from very far away and wasn't really sure at all where I wanted to live. Once I explained to Melody what I was looking for in a home, she found the perfect home in the perfect area for my wife, kids, and I. She expedited the process as much as possible and I moved in almost as soon as I cut the check. I love our new home and look forward to dealing with Melody and A1 properties in the future.

Melondy is a GREAT PERSON to work with , she cares about you and your well being , she’s relentless on her job to make sure you get in the property you want. She will call non stop to make sure your satisfied and will even sit with you to do the application to answer any questions you have. I’ve never seen anyone work as hard as her at her job 10 Star rating for sure!!

A1-property was not our first choice whatsoever, the property we have lived in was sold to them so we didn’t have a choice but to deal with them. We ended our 2 years contract and gave them proper 60 days notice and had a move out inspection with the property manager. A month later we had received a bill explaining that we owed them, not only they took all of our deposit of $1,100 they even charged us over the top prices and some of them are part of normal wear and tear. We didn’t expect to have all of our deposit back because we understood how the business goes but the way they have charged us on everything blows my mind! Especially when we left the house in clean good condition. Luckily, my husband and I took some pictures before we left the house, so therefore, we sent them a dispute letter and demanded an explanation on each of the charges. We waited for over 2 months and Of course no respond from them so we went ahead filed a small claims. 2 months later, they turned around and sued us for taking them to court and they wanted us to pay for their attorneys as well..... LOL. Jokes on them they didn’t get what they wanted from us. The point is that don’t try to charge extra to your previous tenants just to cover up all your make ready expenses, And also next time if someone take you guys to court again and have to go to trials like we did please tell the Property Manager Brittany to dress up appropriately, she showed up to court wearing flip flops with jeans and a sweater, very unprofessional, way to represent your company.************************************************RESPONSE TO THE OWNER: You left out the part that says “and in favor of Plaintiffs (us) on Defendant’s (you) counterclaims. Therefore, the court finds that neither the party is entitled to recover from the other”. We did mentioned during our testimony that we didn’t even want our deposit back so we’re not surprised at all, we just wanted our names to be cleared. If your company would have communicate to us this wouldn’t even happened. By looking at your reviews and your Facebook pages now I see why there are so many negative reviews towards your company.

Have worked with them for almost 8 months and they have been great. Not sure why so many negative, they've been far better and responsive than any other management company I've rented with.

Do youself a favor and avoid this rental company. The literal only saving grace is that they have not increased our rent for the time that we've moved here, but it does show that you get what you pay for. We have showed them photos of our foundation, which has been leaking due to the recent heavy rainfall in the area. Note that this was after they specifically called people in to fix it. Which took at least three different contractors and six months of work. And they do not seem interested in budging an inch whatsoever. As for all of the other fix-ups they've done... the minor ones are done as cheaply as possible, and the major ones take centuries to get completed, if they get completed at all. You're better off going to a DIY center and doing the work yourself.They're nice to your face, but all pleasantries end the moment you walk out their door.

STAY AWAY if you don’t want to waste your time. 3 weeks for an application approval? And if I want it sooner my agent Debbie told me I can “go to an apartment complex because leasing agencies take longer.” Which is a lie- I applied to another house by leasing KC and got approved the next day but then I found one I liked more - unfortunately managed by A1. It truly seemed like Debbie purposely made it harder and more frustrating. This person refused to work with me and was unprofessional. I had to work around the agents schedule to be able to turn my application in- that they wouldn’t be able to look at until Monday because they are closed on fridays. Also- I have never seen a home visit / walk through as part of the application process. I wouldn’t be surprised if they had monthly “check ins” in the lease. I love the house we found at a great price but after all this headache and hoops to jump through it’s just not worth it.

Do not do business with them at all rather it be a tenant or property owner! They are all a bunch of liars! MONEY SCAMMERS! When we originally set up the rental agreement they were not the original property owners. They bought the propertyAfter 3 months living there they took over and it was all down hill afterwards. I have an uncle that works for a real estate investor and he told me they were a shady company and for me and my family to move ASAP but unfortunately due to my medical issues i wasnt able to do so. When i finally moved we had a walk through and the first thing Brittany said was "IVE NEVER BEEN INSIDE THIS PROPERTY BEFORE" and we had been residing at the property for 3 years. While doing the final walk through Brittany only pointed out some mini blinds and 2 doors as being damaged and I agreed. She later stated that i would be receiving my deposit within a week or 2 but i didn't. I waited 3 weeks then I contacted her and she sends us a statement saying we owe then $3000 in basically what amounts to normal wear and tear. I contacted two different property management companies and let them view the 10 minute video i made during my final walk through and both said they didnt see where the charges were warranted!Besides the maitenance guy ( the only person with professionalism i dealt with) those ladies are TERRIBLE! THE WHOLE TIME OF OUR 3 YEAR STAY THEY KEPT ON TRYING TO FLEECE US FOR MONEY BUT WE PAID OUR FALSE DUES ALL THE TIME! I DONT KNOW IF THEY THINK WE ARE BROKE AND DUMB BUT MY WIFE PROBABLY HAS MORE DEGREES THAN ANY OF THOSE CROOKS COMBINED! YALL PICKED THE WRONG PEOPLE TO GET OVER ON THIS TIME!
