TLDR: Make sure you go in with a realtor.We really liked the home layouts available but were not comfortable with the contract process since the KB Home agent refused to negotiate on the price AT ALL and he avoided discussing the price until we left his office and read the contract he emailed. First of all, the price went up $1000 after our first visit but before we signed the contract, which the agent didn't mention, even though we filled out a card saying when we were there for that price. He told us it was going to go up the day AFTER we signed the contract. Not a huge deal, but made us leery right away.Second, when we put down the $1500 refundable deposit, we were told we had 5 days to change our mind (which we did) and they deposited our check on the 4th day. This sucks, because they now say we have to wait 3-7 weeks to get our deposit back and we're obviously still looking for a house and that's a lot of money to not have. Third, if you go in without a realtor, you basically are putting 3% of the sale price into their pocket and getting nothing back in return. The KB Home agent was very clear that nothing is negotiable since the houses are cheaper than the neighborhoods nearby (which they're not. The houses are going up $1000 every other sale, so they'll soon be the same price. Tack on all of your structural and design options and they're basically the same price.) They don't negotiate on closing costs either. You pay everything. There's no courtesy or incentive from them other than the low-appearing price.After signing our contract with KB Home, I spoke to our family friend who is a realtor and felt like we'd been ripped off. What builder doesn't negotiate on ANYTHING and doesn't offer some incentive? So we cancelled our contract, have found better houses since, and now we'll see how long they drag their feet on returning our money :-(
