Although my experience started off rocky with the rental office staff.. i mean VERY rocky... I removed my negative experience review and decided to give a fair review. People usually only post when they have a complaint and that inst fair to the property. I truly enjoy my apartment. Rental office has been re-staffed and so far so good. These apartments are for singles with maybe one kid or one pet...not for families. The floor plan is typical 700sqft-900 sqft and all models seem to have an awkward but unique layout. But with the right furniture placement you can make it your own. The main bedroom is a really nice size ...literally the size of my living room. I like the wood floors, however it is definitely time for them to completely do the floors over. There are so many gaps in the wood..noticeable and annoying.. but not alarming. The renovations are somewhat cheaply done, they need new bathroom appliances...the tub is basic and I'd personally never actually sit in it for a bath, the tile grouting is below average, the toilet is basic, the light fixture is dated, the sink is a failed attempt at bad laminate granite. I am going to request that they replace the tub and see how that goes, I read online that they are painted over...i hope thats not the case. The kitchen is my favorite part, my unit has a breakfast bar that spans the entire width of the kitchen (pro & con) I feel like some of the bar space could have been cut short to allow more room and better flow to the living room. It''s like when you walk in everything is right there like a studio apartment. The only thing these apartments are missing is a garbage disposal. I was totally set on the wood floors throughout so for me right now single, professional w/ no kids- it works. As it starts to get warm I'm noticing kids are out more, but they're no bother. People loitering is at a minimum...mostly teenagers just socializing or doing whatever it is they do. there are only 4 units to each building and I love that! You can hear your neighbors entire conversation through the bathroom vent, its the funniest thing, its as if they're in your apartment..Parking can be a pain depending on what time you get home, you may not be able to find a desired spot, BUT there are two additional parking lots on either sides of the community which ALWAYS have open parking, its just the matter of walking from that spot to your apt. Overall, I recommend this property to first time renters, singles, couples, or people who want the city style at a discount price.

I have lived here for almost 2 months now and when i first visited the community i instanly fell in love it's a nice quiet neighborhood and Cary (who no longer works here) was great ! He was completely honest about everything, he was always there whenever i had any questions or concerns and he was just professional and nice. I have been placing work orders for things i need repaired and instead of contacting me or coming to repair these issues they mark them as completed. There are 2 smoke detectors in my apartment and neither of them are by the door so it isn't as effective as it should be and they said they won't add 1 by the kitchen.

*****UPDATE 06/27/2019*****Since writing my intial review, Dani has tried to do some things to remedy my mice issue. She did a walk through inspection of my entire apartment to look for mice holes & additional mouse droppings. This was on Sunday 06/23/2019. There were mouse droppings all over my stove, under the microwave, across my countertops, kitchen island, sink, and dish sponge. (ALL OF THIS WAS NOT THERE SATURDAY) I had to throw away all of my daughter clean bottles because I kept them on a drying rack and container on top of the counter. However, I still had to wait until Wednesday for pest control to come. I was just informed that Pest Control did not even enter my unit because they THOUGHT I had a dog. (I do not have any pets) Just to reiterate, I saw the FIRST mouse on June 6, 2019. I saw the SECOND mouse on June 21, 2019... My daughter & I have not been staying in my apartment since. Although, I know many things are out of Dani's hand, I am sure that Gates Hudson Management does not care about their tenants. I do not see how a mice issue is not an URGENT matter. I initially requested to move into another unit but I also found out that their have been a handful of other incidents with mice on the property. I no longer feel safe in this environment with my child. I have been requesting to be let out of my lease. Dani has asked her manager multiple times if I can be let out of my lease and he keeps saying for me to wait an ADDITIONAL 2 weeks before he makes a decision... Now that is absurd. I will attach pictures below... Please don't move here or to any property managed by Gates Hudson.

Well, I was interested in these apartments. I toured them when they finished remodeling them and I was impressed. Being from the area, I remember what they looked like before they were renovated. However, I am currently a resident on a Gate Hudson Property and I do not like they way they manage. They are not a good management company. We've had them twice and they were terrible the first time. When the property was sold, they owner got rid of them and the tenants were thrilled, now the new owner has solidified their services again.Truthfully, the new management is a little better; however, every couple months, they have a new person in the office and it's huge turnover, and that is a red flag for me. Also, the team is very arrogant, smart at the mouth and make very asinine comments. It's very disrespectful and definitely a top down problem. I do not like Gate Hudson Management Company. Look online and see reviews from others renting from their properties. I heard a lot of bad things about them.

***DO NOT CONSIDER MOVING HERE***At first, I THOUGHT this complex was great place to live. However, after 3 short months of living here I have encountered many issues that have yet to be resolved. Shortly after I moved in, the window cleaning people cracked my front window. I immediately reported the issue to the property manager Dani & was assured that it would be fixed ASAP. 3 months later my windows are not fixed. My work order was marked as completed but the work was never fixed. I decided to complete a GatesHudson survey of the work order. It wasn’t until then that Dani called me & I was told that they have a outside contractor that comes to do the window work. She said that it was out of her hands & they are waiting on them. I pay way too much money at these apartments to have to wait months to get a window fixed. MORE IMPORTANTLY, I am experiencing an ongoing mice issue. I keep my home clean, as I have a newborn baby. I saw the first mouse 2 weeks ago, the mouse ran right under the kitchen island. I immediately put in 2 work orders. One for maintenance to come patch the hole & one for pest control to come. Maintenance came & only put some Brillo pad looking stuffing. I had to wait DAYS for pest control to come because I was told pest control can only come on Wednesday’s. Nonetheless I was trying to be patient with the complex & I waited. Let me just say that having mice or even one mouse in the home of children, especially infants is a safety concern! Fast forward to June 21,2019, I saw another mouse!!!! Only to look behind my stove to find ANOTHER hole. I tried to call emergency maintenance but was told by the answering service supervisor (Breton) that they will NOT call on-call maintenance because my issue wasn’t a emergency issue. As soon as the leasing office opened today Saturday June 22,2019, I went in to speak with the Assistant Property Manager Ashley. She was empathetic to the fact that having mice in my home with a newborn baby is a huge issue. However, she also informed me that I would have to wait until MONDAY to get maintenance to do anything & WEDNESDAY to get pest control to come out. She told me that the holes cannot be patched until the mice issue is resolved so I asked how they would check it the issue was gone?? She told me that I am supposed to remove the “Brillo pad stuffing” & check the sticky mouse trap, & to discard the trap. I told her that it is ABSURD to try & make me, the tenant remove mouse traps with dead mice on them & then handle my child. That’s CRAZY. She said maintenance is not required to handle that... Ashley escalated my issues to Dani (Property Manager) & I felt that she was very insensitive. I informed her that I could not continue to stay in my house with my 2 month old baby for 3 more days until Maintenance can come & 5 for pest control. Mice can carry diseases, & dirt that can harm & negatively impact my daughter. My mother decided to come speak to Dani because she felt that she was giving me the run around & Dani got very smart in a “nice” way. Dani told us to go ahead & withhold rent if we want to & do what we have to do. So I will be leaving another review every single day until my issues are resolved or until they let me out of my lease. Save yourself the hassle & time & move somewhere else!!!

My friend has lived here for over a year and during her time here she has faced quite a few obstacles though she has handled them with grace. Over the course of her time here, she has had issues with her building door. It has never worked and much to her chagrin, she has been locked out more times than she can count. Recently they have threatened to charge her and her neighbors who reside in her building fees for propping the the door open despite the fact that they have yet to repair the door and her fob does not work. Additionally, whenever she is locked out, emergency maintenance is never available. She has literally waited in ALL of the elements from rain, snow, hot, cold, all because they have failed to repair the door. They have many excuses as to why the door has yet to be repaired but have not reached resolution. I can tell how painfully frustrating this situation is. I know that she pays her rent on time and keeps everything in prime condition. And her reward is what? Fees for trying to gain access to her own apartment? The apartment she uses her hard earned money to pay for. It is disgusting that she has to deal with this situation and the rental office ought to be ashamed of themselves. I hope for my friend's sake that they will do what they can to help her.

Nice neighborhood but poor customer service and lack of communication skills... I turned in a 30-day notice and was informed that I had to turn in a 60-day notice. Okay that's fine I turned it in for 12 months after my move in date but was informed that I was a couple of days late so I would be charged those extra days. So I decided not to waste money and stay those days. I was texted the day of my original move-out date that I was suppose to move today. I told her I was moving the weekend like we discussed. Well to my surprise, I get off my second job at 10:00 pm only to find out my key fob was deactivated....

Saturday, April 13, 2019: I visited the R.S.H this past week and had a phenomenal experience. The consultant Cary was very personable, knowledgeable, and honest about the community. He immediately asked me about my preferences in choosing a home and showed me a place that he believed would meet my needs. I fell in love with the community and atmosphere within 2 seconds of the tour. Cary made sure that he showed me a home that included my must-haves, and then showed me the standard model. He wanted me to be open to all options and floor plans and honestly, I still loved all of them. To be within a short commute from work was a plus and to be in a community that was beautiful inside and out made me feel safe. Thanks to Cary, I know the R.S.H is the place for me!
